No — you are responsible for having theĀ concrete slab foundationĀ ready before we arrive. We provideĀ engineered floor plansĀ so your slab can be poured to our exact specifications.

āš ļøĀ Important:Ā We doĀ not install on crawlspaces or basements.Ā Our barndominiums are designed forĀ slab-on-grade foundations only.


🧰 What’s Included in the Barndo Kit?

Our base package includes:

  • ShippingĀ (currently included but may not be in the future)
  • Exterior dried-in shell installation
  • 6-inch, 16-gauge steel studsĀ for exterior wall framing
  • 26-gauge metal siding and roofing
  • Exterior doors and windowsĀ (to fully dry you in)
  • Interior metal stud framingĀ (16-gauge steel) for all rooms inside

We doĀ notĀ offer turnkey homes. Our scope is limited to the shell and interior framing.


šŸ’² How Do We Price Our Barndos?

We keep it simple. Our barndominiums typically range fromĀ $65 to $75 per square foot installed.

✨ Note: This is based on the total square footage under roof (including garages, porches, etc.), not just the interior living space.

Example:

  • 1,000 sq ft of living space
  • 1,000 sq ft garage/porches =Ā 2,000 sq ft total
  • 2,000 sq ft x $65-$75 = $130,000–$150,000 installed

What This Price Covers:

  • Exterior dried-in shell installation
  • Interior 16-gauge steel framing for all rooms
  • What’s Not Included:
  • Concrete slab foundationĀ (must be completed before our arrival)
  • Interior finishesĀ (you or your local contractor will handle this phase)

  1. 25% Deposit — Reserves your place in the design queue
  2. Design Phase — Choose siding/roof colors and finalize floor plans
  3. Second 25% Payment — Triggers production of your kit
  4. Final 50% Payment — Due before shipping and installation

šŸ”„ Can I Make Changes to the Floor Plan?

Yes! You can customize the stock floor plan for aĀ $2,500 design fee.

  • Major changes to the roofline, foundation, or window/door layout that affect elevation drawings may require a custom quote.

ā“ Why Is Full Payment Required Before Shipping and Installation?

Every barndo isĀ custom-built to order, so full payment ensures:

  • Your materials are secured
  • Your project stays on schedule
  • No delays caused by financing issues

It also protects both parties since the structure is tailored specifically to your design.


šŸ”« When Do I Receive My Blueprints?

Final blueprints are provided once:

  • Your deposit is paid
  • Your floor plan is finalized
  • Your second 25% payment is received
  • These documents can be used for bank financing, permits, and with your contractor.

šŸ“ˆ How Much Will It Cost to Finish My Barndo?

Finishing costs vary by location, contractor rates, and materials. You can expect to pay:

  • $50 to $160+ per square foot

If you plan to DIY any portion, you can save considerably. We can recommend trusted contractors in your area, but please note:

āŒĀ We do not finish the interior — that part is up to you or your builder.


šŸ’³ What Kind of Financing Do I Need?

Most customers use:

  • Cash or equity lines of credit
  • New construction loansĀ (though these can involve red tape and delays)

We recommend talking to your local credit union or lender aboutĀ construction-to-permanent loanĀ options.


šŸ” Can I Get a Wood-Framed Barndo Instead of Steel?

Yes, we offerĀ stick framing (wood)Ā on request, but it comes with aĀ 10% price premium.

Wood framing is usually only offered if:

  • Required by your lender
  • Strongly preferred by the customer

Even with wood framing, theĀ exterior will still be finished in 26-gauge metal siding and roofing.

Keep in mind,Ā 95% of our builds are steel-framedĀ for superior strength, durability, and long-term value.


āŒ Do You Offer Turnkey Barndominiums?

No — we doĀ notĀ offer turnkey builds. Our service includes:

  • Fully dried-in exterior install (walls, siding, roof, doors, and windows)
  • Interior 16-gauge steel stud framing for all rooms

Your barndo will be ready for electrical, plumbing, insulation, and drywall to begin once we’re done. It’s then up to you and your local contractor to complete the interior.
